Until a few years ago the house was the heart of a large farm, then a recent and careful renovation, which the owners carried out with love and care to keep the old features of the villa unaltered, transformed it into a cosy holiday home.
Still next to the house you will find the wine cellar where the owner produces excellent wine (Vino DOC Cortona), which you can taste for free during your holiday.
All around the house you will have at your disposal a large green area equipped with gazebo, table and chairs for your outdoor dinners in company, barbecue, games for children and shaded parking spaces. Casa La Primula is a farmhouse situated on the border between Tuscany and Umbria, in an extremely panoramic position with an evocative view of Pierle Castle, an ancient fortress of feudal origin, which makes it as if suspended in time. It takes a little effort to get up here, the 2.5 km road is almost all unpaved and very steep (not recommended for sports cars), but once on spot you will be rewarded with true peace in the middle of nature and above all with an exceptional view. When you want to emerge from your refuge, about 5 km away you will find the villages of Mercatale, in Tuscany, and Lisciano Niccone, in Umbria. We recommend a day trip to the characteristic Cortona, which can be reached in about 20 minutes by car.
In the gazebo in the garden you can dine in front of the sunset; for your barbecues or pizzas in company there are also a barbecue and a wood-burning oven. The fence makes the house ideal for a holiday with your four-legged friends (extra charge could be required). For both of you there is plenty of space in the green and the possibility, for those who love trekking, of long walks along the numerous paths in the woods. The farmhouse is located about 25 km from the beautiful Cortona, in Tuscany and about 15 km from the village of Trestina, in Umbria. You can do your shopping in either Cortona or Trestina, both of which have shops, supermarkets and services.
From here you have easy access to green Umbria, with its small villages nestled in the lush hills and bucolic landscapes of Lake Trasimeno, Perugia is only 60 km away.
Similarly, once you have reached Cortona, the splendid towns and cities of southern Tuscany will open up for you to discover. From Cortona to the farmhouse the road is perhaps a little long, even though it is all paved. But once you are there you will be rewarded with the absolute tranquillity of the place.
In our opinion Casale Aiola is definitely suitable for groups of families with children. The large green space around the house is perfect for the little ones to run and play in the middle of nature. Also available, in front of the house, is a children's swimming pool (size m. 4x8 - depth 0.60 m. - open from 15 May to 30th September), table tennis, table football, children's games and a bowling green. We find Podere Marcigliano nestled in the green Valdichiana, on a gentle hill at the gates of the town of Cortona, which is a must-visit destination. First with its Etruscan and then Roman reminiscences, the town enjoyed considerable prosperity during the medieval period and from 1411 followed the glorious fortunes of the Granducato di Toscana. Its cobbled alleys that wind their way up the hill, the ancient buildings, squares and churches, will make you fall in love with this small and industrious centre of the Valdichiana of Arezzo area, a memory you will always carry in your heart in the years to come, we are sure!

Podere Marcigliano consists of 2 newly built villas, which nevertheless reflect the architectural characteristics of the farmhouses of the past. In the first building there are 3 apartments (Torreone, Tufa and the first floor owner’s apartment), in the second there are 2 units (Corito and Rugapiana).
Each apartment has a large green area, a beautiful swimming pool (size 7x14 m, depth 1.50 m - open from 15 May to 30 September and fully fenced), a barbecue, a laundry room in common use and children's games, and its own private area equipped with a furnished gazebo for your meals in the open air.
You will find yourself living your stay in contact with nature but still close to the major centres of Tuscany and Umbria. Its convenient location, quiet but not isolated, makes Podere Marcigliano the ideal place to spend a relaxing holiday while not being far from the major communication routes that will allow you to easily visit, even on day trips, cities of art and small charming villages, little known jewels of the Central Italian countryside.

Distances: The nearby town of Civitella (4 km) can offer you food shops while Battifolle (10 km) can offer a large selection of shops. Arezzo lies 20 km away and slightly further afield are the cities of Siena (50 km), Florence (80 km), Assisi and Perugia (90 km).

From the village of Castiglion Fiorentino, with its shops and services, following the suggestive road that crosses the entire Val di Chio and climbs the wooded hills and represent the natural border between Tuscany and Umbria, you will arrive at a small cluster of houses set on the slopes of the hill and overlooking a beautiful wooded landscape. The last stretch of road, about 200 m, is unpaved and sloping. La Casa del Nonno is a small, old stone house that is part of this original rural settlement once inhabited by farming families. Here you will find guaranteed peace; lazy summer days by the pool and in the solarium enjoying the sun, without hearing any noise except those of nature.
A careful renovation has brought La Casa del Nonno back to life. Rustic style furniture, old beams on the ceilings, the old fireplace in the living room, give it a warm atmosphere reminiscent of times gone by, when the house and the open fire were the shelter of the farmers after a hard day's work.
The house will be your own little nest, well-finished, comfortable and cosy and will immediately give you the feeling of being welcome.
In front of the house there is an outdoor area arranged on natural terraces connected by steps, completely fenced and equipped with garden furniture, barbecue and a small house with laundry. For your exclusive use there is also a beautiful swimming pool (size 6x4 m, depth 1.20 m - open from 1 May to 30th September), with a panoramic view and equipped with sunbeds, deckchairs and sunshade.
