Casa La Primula is a farmhouse situated on the border between Tuscany and Umbria, in an extremely panoramic position with an evocative view of Pierle Castle, an ancient fortress of feudal origin, which makes it as if suspended in time. It takes a little effort to get up here, the 2.5 km road is almost all unpaved and very steep (not recommended for sports cars), but once on spot you will be rewarded with true peace in the middle of nature and above all with an exceptional view. When you want to emerge from your refuge, about 5 km away you will find the villages of Mercatale, in Tuscany, and Lisciano Niccone, in Umbria. We recommend a day trip to the characteristic Cortona, which can be reached in about 20 minutes by car.
In the gazebo in the garden you can dine in front of the sunset; for your barbecues or pizzas in company there are also a barbecue and a wood-burning oven. The fence makes the house ideal for a holiday with your four-legged friends (extra charge could be required). For both of you there is plenty of space in the green and the possibility, for those who love trekking, of long walks along the numerous paths in the woods. The swimming pool is private and reserved for your exclusive use (size 5x10 m. - depth 1,20 - 2,30 m., completely fenced - open from 10th May to 30th October).
Besides the view, you'll love the simplicity of Casa La Primula, the rustic Tuscan style furniture and the facilities guarantee all the comforts and at the same time take you back to the rural traditions of times gone by.
You can also ask Mirko, the owner, for a little shopping, and he will make sure you get your favourite food the evening of your arrival. Mirko has a passion for cooking and has obtained the qualification of Agrichef, and will be happy to cook typical Tuscan dishes for you with the genuine products of his company or of other local companies.

- el depósito inicial (25% del total del alquiler) si la cancelación se realiza entre el momento de la reserva y hasta 46 días antes de la fecha de llegada;
- el 100% del total del alquiler si la cancelación se hace desde 45 días hasta la fecha de llegada o en caso de no presentarse.

Feedback zu unserem Aufenthalt (2 Familien, 9 Tage im Sommer)
Zunächst möchten wir uns bedanken – die Buchung und Kommunikation im Vorfeld waren unkompliziert, und der erste Eindruck des Hauses war durchaus positiv. Die Lage ist sehr ruhig und idyllisch, ideal für alle, die Erholung abseits vom Trubel suchen.
Allerdings möchten wir auch ehrlich sein: Unsere Erwartungen wurden leider nicht ganz erfüllt.
Der Weg zur Unterkunft ist sehr steil und teilweise unbefestigt und schmal. Das Haus wirkt in einigen Bereichen in die Jahre gekommen – insbesondere die Möbel, Schränke und auch die Waschmaschine, die außen stark verrostet war. Trotz allem konnten wir sie nutzen, was zumindest praktisch war.
Ein unerwarteter Schreck kam am ersten Abend, als wir gleich drei Skorpione im Haus entdeckt haben. Diese konnten wir glücklicherweise selbst entfernen. Wir wissen, dass man in der Natur nicht ganz vor Insekten sicher ist, dennoch hätten wir uns hier ein bisschen mehr Schutz gewünscht. Die vorhandenen Fliegengitter an den Fenstern sind leider ebenfalls schon älter und nicht mehr ganz dicht – Insekten im Haus waren daher ein tägliches Thema.
Was den Pool betrifft: Der Weg dorthin führt einen kleinen Hang hinab – für manche sicher ein willkommenes tägliches Training, für andere eher umständlich, besonders wenn man etwas vergisst. Der Pool selbst ist grundsätzlich sehr schön angelegt und lädt zum Entspannen ein – wären da nicht die zahlreichen Bremsen. Leider waren sie so aufdringlich, dass wir nur kurze Zeit am Pool verbringen konnten. Auch Mückenspray hat hier kaum Wirkung gezeigt.
Insgesamt liegt das Haus sehr abgelegen – das ist Geschmackssache. Wer absolute Ruhe sucht und kein Problem mit der Natur in all ihren Facetten hat, wird sich hier bestimmt wohlfühlen. Für uns war es allerdings etwas zu abgeschieden.
Wir hoffen, unser Feedback hilft dabei, den Aufenthalt für künftige Gäste noch angenehmer zu gestalten.

Die Lage der Unterkunft war traumhaft, wenn man Ruhe und Natur will. Die Einrichtung ist rustikal, aber gemütlich. Wir fanden es sauber und toll, dass der große Pool aller zwei Tage gereinigt wurde. Der Pizzaofen war eine tolle Erfahrung. Der Weg zum Domizil ist etwas abenteuerlich, aber für geübte Fahrer völlig in Ordnung, dafür wird man eben mit einer tollen Aussicht und ruhigen Lage belohnt. Wir würden auf jeden Fall wiederkommen, da das Preis-Leistungs-Verhältnis für uns super gepasst hat. Zusätzlich sollte man erwähnen, dass das W-Lan nur im Wohnzimmer und in der oberen Etage gut ist, aber uns hat das nicht wirklich gestört. Die Kommunikation mit dem Vermieter und der Reiseagentur war einwandfrei.

We had a wonderful time at Casa La Primula. A lovely house, tastefully redecorated and very comfortable. It has all the luxury you need and more, e.g. a bbq and a pizza oven. The pool is super and big enough for 6 persons. The house is situated in the mountains, which gives you a feeling of space and privacy, but is nearby all the sites one wants to see.
The owner is kind and service oriented, is easily reached and helps out whenever necessary.¿Recomendaría esta propiedad a un amigo? Sí
The property was lovely and the house was very charming. The owner was absolutely wonderful and very helpful. We went in September, and there happened to be a lot of insects. Nothing about the property - just the time of year. The house is very remote, and getting up the long gravel road had some challenges, but once your up there it's wonderful. Very relaxing. Make sure you tell the owner to renew the wi-fi as it went out while we were there. Also - the TV only gets Italian channels - so be prepared with games or iPads (if the wi-fi) is working. Overall a very nice retreat and gorgeous views.

The villa was good value and a great place to get away from it all. We loved our time there. Well located to explore the fabulous surrounding areas. Just one thing though , make sure you have a small all wheel drive for the road getting to it.

Det er et meget dejligt hus i bedste Italiensk stil, der er alle de faciliteter til rådighed som vi ønskede og hvis der var noget vi manglede, ringede vi til udlejer, som er en super rar og venlig mand, og så afhjalp han så godt han kunne. ( han talte ok engelsk )
Der er en dejlig stor pool, som bliver rengjort hver morgen.
Vigtigt !!! Sidste sving op mod hus, ser meget vild ud, men med stort sving er det ikke noget problem, udlejer fortalte at alle kommenterede på det og det er kun første gang det er svært :-)
[English translation courtesy of Easy Reserve] It is a very nice house in the best Italian style, there are all the facilities available as we wanted and if there was anything we were missing, we called the landlord who is a super nice and friendly man (he spoke ok english).
There is a lovely large pool that is being cleaned every morning.

Das Haus hat Charme und ist sehr liebevoll eingerichtet und gestaltet. Die Ausstattung ist prima und es gibt eigentlich alles, was man so zum Kochen/Grillen/Leben braucht. Toll war auch, dass alle Gebrauchsgegenstände (Besteck, Teller, Gläser,..) nicht abgezählt, sondern reichlich zur Verfügung standen. Die Außenanlage ist groß, schön hergerichtet und bietet reichlich Platz für Spiel & Entspannung. Der Pool ist groß und war auch im August wirklich erfrischend. Was wir als "Manko" empfanden war der Weg nach oben zu dem Haus. Der Weg zu Haus führt nur über eine steile, kurvige Schotterstraße. Wir haben uns jede unnötige Fahrt gespart! Aber dadurch kamen wir auch wirklich dazu uns zu entspannen... Wir würden nächstes Jahr in diesem Haus nicht mehr Urlaub machen, ich kann es aber trotzdem allen empfehlen die Ruhe und Erholung in der Natur suchen.

The house has charm and is very lovingly furnished and designed. The equipment is great and there is actually everything, what you need for cooking/grilling/living. It was also great that all utensils (cutlery, plates, glasses, ..) were not counted, but ample available. The outdoor area is large, nicely decorated and offers plenty of space for play and relaxation. The pool is large and was really refreshing in August. What we felt as a "shortcoming" was the way up to the house. The way to the house leads only over a steep, winding gravel road. We saved ourselves every unnecessary journey! But this also made us really relax ... We will not go on holiday in this house next year, but I still recommend it to anyone looking for peace and relaxation in nature.¿Recomendaría esta propiedad a un amigo? Sí
The view from the house over the valley is awesome, but the road towards the top of mountain is 'adventurous' and quite challenging. Swimming pool is super. ALso the help and service from the house-owner was great. Number of comfortable seats in and around the house was not sufficient for all the guests. Insect screens at windows and doors were damaged. Its own pizza-oven is a valuable asset of the house and makes delicious pizza's. Worth trying.
Wir haben in diesem wunderschönen Haus einen 14-tägigen Familienurlaub mit 9 Erwachsenen Ende Mai/Anfang Juni 2015 verbracht.
Das Haus liegt wunderschön einsam gelegen und bietet, was die Innenausstattung angeht, alles, was das Herz begehrt. Auch die Gartenanlage mit Pool ist sehr gepflegt und lädt an sonnigen Tagen mit schönen mit ihren lauschigen von Pflanzen umrankten Pergolen zum Verweilen ein.
Den Außengrill haben wir häufig genutzt und auch einmal den sagenhaften Pizzabackofen.
Lediglich der an manchen Stellen steile Anfahrtsweg wäre zu bemängeln. Aber dafür entschädigt die Aussicht und die Stille am Abend.
Besonders hervorzuheben ist die schnelle Hilfsbereitschaft bei allen Problemen und Fragen durch den Besitzer Mirko.¿Recomendaría esta propiedad a un amigo? Sí

Wir durften in der Villa La primula eine wundervolle Woche verbringen ! Das Haus hat einen unfassbar einzigartigen und authentisch toskanischen Charakter. Besonders Mirko Perugini ist total freundlich und die Kommunikation war toll !
Das einzige, die Straße zum Haus ist recht anspruchsvoll, sehr steil, Schotter und einige Schlaglöcher. Wir hatten unseren Führerschein allerdings alle noch nicht sehr lange und sind dennoch (mit einigen Anfangsschwierigkeiten ;)) gut raufgekommen:)!!

[English translation courtesy of Easy Reserve] We had the pleasure of spending a wonderful week at Villa La Primula! The house has an incredibly unique and authentic Tuscan character. Mirko Perugini, in particular, is incredibly friendly, and communication was excellent!
The only thing is that the road to the house is quite challenging: very steep, gravel, and a few potholes. However, none of us had our driver's licenses for very long, but we still managed to get up there easily (with some initial difficulties :) !
We'd love to come back!
