This property is entirely fenced in and comprises the owners’ house and a charming small church dating back to the 7th century. Outside guests can enjoy use of a large, well-groomed garden with a beautiful, private swimming-pool set in panoramic location. The villa was divided into 4 apartments which are connected internally and are rentable only together as a private accommodation. The interiors are welcoming and tastefully furnished. On the ground floor there is a large, furnished portico ideal for al-fresco dining.
A railway line runs in the bottom of the valley. Easy train connections to Florence and Rome are available from the city of Arezzo.
The access to the property is via an unpaved but well-maintained road.

The structure in subdivided into 3 apartments, (there is no internal access between apartments) which come rented to one single party as a single rental villa. The largest apartment holds a dining room large enough for 8 guests to dine together.
The owners (who are very friendly but not intrusive) manage a family agricultural business from the same location and live a few meters away but do not share any of the outdoor areas with the guests – they do reserve access to a passage which runs below the largest apartment for use only when truly necessary. They will be available should guests require help or advice for what to visit and where to go to enjoy the best of Tuscany.
The property available for rent and the property where the owners live are separated by a border of flowers which gives the guests the most privacy possible.

Hectares of woodlands that circle the property ensure maximum privacy and a closeness with nature. The interior is in a rustic style. Outside, the guests can enjoy a private garden and a beautiful swimming pool with a great view and wooden solarium furnished with tables and chairs. Beside the swimming pool there is also a hot tub to enjoy.
This is an ideal set-up for those looking to spend a holiday in absolute tranquility.
The house is accessed via a stretch of roughly 4km of dirt road which is not adapted to low-lying/sports cars.

One of the most charming villas in the Chianti region, this beautifully restored farmhouse is set in a peaceful and panoramic location, offering sweeping views over the Chianti Classico hills.
The villa is divided into 3 spacious and comfortable apartments, each featuring tastefully decorated interiors. Please note that one of the apartments is occupied by the owners.

The small town of San Casciano, located in the heart of the Chianti region and offering all types of shops and amenities, is just 1 km away. Florence is 20 km away, and Siena is approximately 60 km from the property.
At guests’ disposal:
Furnished garden, swimming pool (12 x 6 m – maximum depth 1.8 m – open from 01/05 to 30/09) shared with the owners, shared barbecue, and air conditioning. The villa is accessible via an unpaved yet well-maintained road. Parking is available within the grounds. Small pets are welcome. All windows are fitted with mosquito nets.

Casa La Primula is a farmhouse situated on the border between Tuscany and Umbria, in an extremely panoramic position with an evocative view of Pierle Castle, an ancient fortress of feudal origin, which makes it as if suspended in time. It takes a little effort to get up here, the 2.5 km road is almost all unpaved and very steep (not recommended for sports cars), but once on spot you will be rewarded with true peace in the middle of nature and above all with an exceptional view. When you want to emerge from your refuge, about 5 km away you will find the villages of Mercatale, in Tuscany, and Lisciano Niccone, in Umbria. We recommend a day trip to the characteristic Cortona, which can be reached in about 20 minutes by car.
In the gazebo in the garden you can dine in front of the sunset; for your barbecues or pizzas in company there are also a barbecue and a wood-burning oven. The fence makes the house ideal for a holiday with your four-legged friends (extra charge could be required). For both of you there is plenty of space in the green and the possibility, for those who love trekking, of long walks along the numerous paths in the woods. The swimming pool is private and reserved for your exclusive use (size 5x10 m. - depth 1,20 - 2,30 m., completely fenced - open from 10th May to 30th October).
Besides the view, you'll love the simplicity of Casa La Primula, the rustic Tuscan style furniture and the facilities guarantee all the comforts and at the same time take you back to the rural traditions of times gone by.
You can also ask Mirko, the owner, for a little shopping, and he will make sure you get your favourite food the evening of your arrival. Mirko has a passion for cooking and has obtained the qualification of Agrichef, and will be happy to cook typical Tuscan dishes for you with the genuine products of his company or of other local companies. In the large green area around the farmhouse you will find the beautiful swimming pool, completely fenced in and for private use (size 10x5 metres, depth 1.10-1.50 metres - open from 01st May to 30th September). In the garden, for your dinners in the open air with your family and friends there is an equipped gazebo, outdoor furniture and barbecue. The agriturismo (farmhouse) La Casetta nel Bosco, divided into two independent units, is part of a farm including olive groves, woods, crops, a splendid horse riding school and a small horse and pony farm. It is situated just a few kilometers from the towns of Sinalunga and Trequanda, set in a hilly area of unspoiled woodland, rows of vines and olive trees sloping down to the Valdichiana, an area renowned for its wine, olive oil and Chianina beef, making it an ideal destination for lovers of Tuscan’s good food and good wine.
In the large, completely fenced garden there are various corners for relaxing, reading or entertaining yourself.
