Villa Adisa is located in the hills near Uzzano, in the heart of the Val di Nievole, between Montecatini Terme and Pescia. From its elevated position, this large villa enjoys an open view of olive groves, cypresses and the roofs of the valley below. Park:
The villa is surrounded by about 3000 square meters of well-kept and fenced garden, planted with olive trees, cypresses, fruit trees and flowering shrubs. The main entrance leads, through a gate, to a gravel driveway and a shaded parking area. A panoramic porch outside the dining area is furnished for outdoor dining and moments of relaxation. Nearby there is a barbecue and a fire pit with seating. In the garden there are several seating areas and an aromatic vegetable garden available for guests. A grassy path leads to the pool area and a lounge terrace with views of the surrounding hills. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is about 20 meters from the villa, accessible via a short grassy path. Rectangular in shape, it measures 8 x 4 m with a constant depth of 1.40 m; it is covered in sand-colored PVC, equipped with internal lighting, salt purification system and iron staircase for access. The surrounding solarium is paved with larch and is equipped with sun loungers, umbrellas and outdoor shower. The pool is open from the last Saturday in April to the first Saturday in October.

PRIVATE STRUCTURE. The villa is on two levels and preserves the original stone tower with its striking panoramic view. The villa has two floors covering an area of over 400 sq m. The main door on the ground floor leads into a large entrance hall that takes you to the TV room, to the large living room with sofas and fireplace awe find to the kitchen which leads to the dining room, connected to the outdoor dining area by a French window. The floor is completed by a guest bathroom and laundry room. The upper floor, accessible also by an external staircase that leads into an atrium where the piano is located, comprises the sleeping area with a double bedroom with ensuite bathroom with shower, a double bedroom served by a bathroom with tub and shower, a twin bedroom, a double bedroom and, finally, a dressing room.

Park:
Villa Pucci is surrounded by a well cared-for park immersed in the tranquility of the countryside, with a large lawn that extends along a flat and completely fenced-in area, bordered along the whole perimeter by the vines of the property. Just past the entrance gate is the parking area conveniently close to the main entrance. Here we find the outdoor dining area covered by a large umbrella and equipped with a gas-powered barbecue, a seating area with sofas and the panoramic pool area, all in the immediate vicinity of the house entrances.

Swimming Pool:
The irregularly-shaped pool is located at the back of the villa, about 15 m away, and is reached across the lawn. The pool, measuring 4 x 12 m with a constant depth of 1.50 m, is lined in grey PVC and has chlorine purification and internal lights. The edge of the pool is paved in stone which, after about a metre, leaves space to the well-kept lawn on which are arranged elegant sunbeds, little tables, umbrellas and a solar shower. The pool is open from the last Saturday of April until the first Saturday in October.

Casa La Fenice has two floors connected by an internal staircase. A few steps lead to the main entrance on the ground floor. From here a staircase leads up to the first floor and a short ramp leads into the living area consisting of a spacious, well-equipped kitchen connected to the dining room; the rooms have direct access, through French windows, to the garden and are served by a bathroom with shower. Completing the ground floor are three double bedrooms with ensuite bathroom with shower, each with outside access and not communicating internally with each other. On the first floor is a double bedroom with a small balcony, a bathroom with a chromotherapy shower, a TV room with a double sofa bed and access to the terrace and, finally, the laundry room.
Park:
The park surrounding the house extends over a flat area of about 20,000 sq m and is completely fenced. The garden around the house has lawn areas delimited by dry stone walls and enlivened by bushes of aromatic herbs, fruit trees and a sea of olive trees. In this welcoming setting are a hydromassage tub (that can be available with extra cost and heated up to 27degreest) with adjacent guest bathroom, a lovely pool of water lilies, a wooden gazebo with table and relaxing sunbeds near the beautiful swimming pool, a barbecue area with wood oven and barbecue and a large portico with dining table in a convenient position at the exit of the kitchen. Podere Sant’Eugenio is a spacious country villa situated in the Val di Merse, near the medieval village of Chiusdino. Set in a scenic position, the property is surrounded by wooded hills and a landscaped garden. From the dining room, a flight of stairs leads up to the first floor, where you come to a double bedroom with ensuite bathroom with shower which leads on to the sitting room with fireplace and satellite TV and to other two double bedrooms, one with divisible beds, with two adjacent bathrooms, one with shower and one with tub. UNIT 2: The ground floor in the right wing is composed by a dining room and kitchenette. From the dining room, a flight of stairs leads up to the first floor. On the first floor, there are a living room with fireplace and satellite TV, two double bedrooms with divisible beds and two adjacent bathrooms, one with shower (without windows), and another with tub and a dressing room, two double bedrooms sharing one bathroom. On the ground floor, with separate entrance and between the main entrances of the two units, is the laundry room. Air conditioning only in the bedrooms.

The property has two floors, with access to the ground floor from various points. The main entrance is located in the portico area, giving access to the living area composed of an elegant entrance hall, guest bathroom, dressing room, then continuing on to the typical Tuscan kitchen, to the sitting room with fireplace and TV corner and to the dining room. To the left of the main entrance is a double bedroom with ensuite bathroom and with access from the sitting room, and a second double bedroom with en suite bathroom suitable for disabled people and French window with ramp for direct access to the garden. Also on the ground floor, with outside access, is the laundry and the area with the pizza oven. An internal stone staircase leads up to the sleeping area consisting of a double bedroom with ensuite bathroom and dressing room, two double bedrooms, a single bedroom, a single bedroom with queen-size bed and two bathrooms with showers. All the rooms on this floor have air-conditioning. Next to the kitchen and the porch there is a pizza oven and modern barbecue where you can prepare your meals and enjoy them in total tranquillity under the porch.
Swimming Pool:
The swimming pool, located in front of the villa which is only 30 metres away, is reached across the lawn. It has a large solarium in terracotta with two big umbrellas, comfortable sunbeds, deckchairs, chairs and tables. Completely fenced-in for your children's safety, the rectangular pool measures 6.5 x 14.5 m with the depth ranging from 0.40 to 1.6 m and purified with chlorine. With Roman steps for access to the water, the pool is lined in sand-coloured PVC and has internal lights and wide-beam external lighting. There is also a hot and cold-water shower and a mini bar located in the changing hut. Solar panels warm the water, sun permitting, by 2/3 degrees. The pool is open from the last Saturday of April until the first Saturday of October.
Tennis-court:
The non professional fenced-in, private tennis court is covered in PVC resin and has night lighting and a practice wall. It is located about 20 m from the house, next to the parking area and swimming pool. Four tennis rackets are available on site.

La Vecchia Fonte covers an area of about 400 sq m and consists of the main house plus an adjacent annex located about 5 m away. MAIN HOUSE. The main house has three floors on a two-level sloping terrain, enabling direct entry into the house from both the ground floor and the basement. The main entrance, situated under the portico on the ground floor, leads into an open-plan living area, with dining room and kitchen, which is connected to a hallway leading to a double bedroom and a bathroom with shower as well as to staircases leading to both the lower and upper floors. Upstairs the sleeping area is completed by two further double bedrooms served by a bathroom with shower while the basement is composed of a study, bathroom with shower, laundry room and a spacious living room with large sofas and satellite TV. From the living room and study large French windows lead directly out to the garden. ANNEX. Separated from the main building by a portico, the annex consists of three units, two on the ground floor and one on the first floor (accessible by an external staircase situated on one side), not internally linked but each with separate entrance. THE PARK
The garden surrounding the house covers an area of about 4000 sq m, with stone-paved areas alternating with areas of manicured lawn where you can relax outdoors: a comfortable portico with dining table outside the main kitchen and a large panoramic terrace equipped with sofa and armchairs, just a few steps from the pool, all embellished with rose bushes and Mediterranean herbs. There is a stone barbecue for the guests' use and a parking area just past the entrance gate, at the back of the property.
THE SWIMMING POOL
The beautiful newly-built infinity pool is set on the lower terrace of the garden, looking out over an open scenic landscape. About 15 m from the house, it is reached via a paved path across the lawn and then down one of the two flights of steps set on both sides of the area. The pool, lined in PVC and equipped with three large internal steps for access to the water, measures 7 x 12 m with the depth ranging from 1.10 to 1.80 m. All around is the stone-paved sunbathing area with umbrellas and comfortable sunbeds for relaxing in the sun while on one side is a cold and hot-water shower. The pool has salt purification and has internal and external lighting. It is open from the last Saturday in April until the first Saturday in October

Leaving the kitchen on the left, you come to a double bedroom with divisible beds direct outside access through a French window, and ensuite bathroom with shower and washing machine. Muffato is a small, cosy residence located among the rolling hills of Sarteano. The house is surrounded by a large, peaceful wooded area, full of tree-lined roads, characteristic of the famous Tuscan landscape. The main house has two floors, connected by both internal and external staircase. At the entrance on the ground floor is a spacious dining room, communicating on the right with a kitchen and toilet and on the left with a very particular living room, with its glass wall overlooking the garden. The living room also has two French windows that lead outdoors. The stone staircase in the dining room leads up to the first floor with a double bedroom (with dividable bed and direct access from outside) with en-suite bathroom with tub and a double bedroom with en-suite bathroom with shower. The annex facing the main building and is composed of a single floor with twin bedroom with joinable beds and en-suite bathroom with shower and tub. Air conditioning only in the bedrooms.

The 4000 square metres park that surrounds the house is full of luxuriant flowers and plants as well as many other vegetative species. The surrounding lawn is well maintained, perfect for those who love to feel the softness of fresh grass and its summer scents. Between the main building and the annex is a large stone-paved patio, with a pergola equipped with table and chairs where guests can enjoy alfresco meals and aperitifs. On the panoramic side of the property is another pergola where guests can relax with a good book during the afternoon. Swimming Pool:

The pool (fenced-in) measures 5 x 12 m with a depth varying from 1,30 to 2,30 m; access to the water is via large steps. It is lined in sand-coloured resin and has chlorine purification. The solarium area, equipped with sunbeds and umbrella, is paved in terracotta and travertine marble. At the service of the pool is a toilet/dressing room placed on the basement floor. The pool is open from the last Saturday in April to the first Saturday of October.
