Beautiful villa with private pool situated in Tuscany, a short distance away from the town of Castiglion Fiorentino. This vacation villa is on a hill top and offers beautiful, extensive vies over the surrounding landscape and the castle of Montecchio. Outside, guests can enjoy use of a well-groomed garden, of furnished areas ideal for al-fresco dining and of a nice private, very panoramic pool set on a higher level in respect to the villa. This villa has been completely restored and turned into a charming country accommodation offering tastefully furnished interiors.
The villa comprises a main building for 8 persons and an outbuilding situated by the pool for 2 persons (with 1 bedroom, 1 bathroom, changing room for the pool and bathroom with shower).
The house's central location is convenient for visiting Tuscany's most important places of interest such as Siena, Florence, Arezzo, Perugia San Gimignano, the entire Chianti Classico area and the Val d’Orcia region.
Distances Castiglion Fiorentino with shops of all kinds and railway station (trains to Rome, Perugia, Orvieto, Florence, Siena) 3 km away, the lovely town of Cortona 10 km, Arezzo 20 km away, Montepulciano 40 km, Rapolano Terme (spas) 50 km, Perugia 60 km away, Siena 80 km, Florence 95 km, Orvieto 100 km away, San Gimignano 120 km.

El déposito inicial requerido para confirmar una reserva a ser pagado en el momento de la reserva (a menos que haya condiciones especiales) es el 25% del total del alquiler.

El saldo se debe pagar 60 días antes de la llegada.

Para las reservas de última hora (dentro de los 60 días anteriores a la llegada) el monto total del alquiler debe ser pagado al momento de la reserva.

En caso de cancelación de la reserva, incluso si se sustituye por otra, se aplican las siguientes penalizaciones:
- el depósito inicial (25% del total del alquiler) si la cancelación se realiza entre el momento de la reserva y hasta 61 días antes de la fecha de llegada;
- el 100% del total del alquiler si la cancelación se hace desde 60 días hasta la fecha de llegada o en caso de no presentarse.

The gorgeous villa nestled atop the hills of Castiglion Fiorentino was more spectacular than the pictures! The views were breath-taking , and the place was immaculate. To our delight, there were a few surprises at the villa - the pool had some lovely cabanas and new umbrellas installed, plus a hot jacuzzi which was lovely to enjoy in the evenings whilst taking in the view.
We did not have a car, and transport did prove tricky, but our hosts were super helpful in collecting us from the local train station (however, I do recommend hiring a car). One evening, the matriarch and her friend cooked us a lovely local meal which included the most amazing Bistecca Fiorentina (the consistency was tender and soft, like butter), followed a spectacular Tiramisu - delightful! Definitely too much food, but we certainly did not mind. The complimentary vino della casa and house made olive oil were also a very lovely touch. Such a spectacular home, secluded and private location – even the separate staircases in the house offer some privacy from your guests (or kids…). We so enjoyed our time here and cannot wait to return to sunny, beautiful Tuscany.

The house and pool were superb. The facilities were outstanding and this is one of the most comfortable houses we have stayed in. The view from the property is unrivalled and we were thoroughly relaxed and rested and didn't want to leave at the end!
Antonia and Andrea were thoughtful and helpful hosts and thank you for the delicious tiramisu. We would love to come back. I thoroughly recommend staying here.

Villa Noceta is a beautiful manor home perched on a classical Tuscany ridge, overlooking a farm and a 1,000 year old castle. The location is a little remote, but the quality of the villa and the great service by the owner makes the villa a gem.
