Antico Mulino is part of a stone Tuscan farmhouse of very ancient origins. For generations the Lepri family has handed down the mill from father to son, and since the early 1900's it has been a very important reference point for the local farming community. On the ground floor of the villa you can still fill your eyes admiring the ancient stone millstones which produced the flour used to prepare the famous Tuscan bread. A true piece of Tuscan history!
The two double bedrooms and three bathrooms make this villa particularly suitable for families with children and couples of friends. Your small size four-legged friends are also welcome (extra charge could be required).
The villa is located on the edge of a green valley, in a position easily accessible but at the same time quiet and peaceful. Arezzo, with its fancy shops and every kind of service, is only 12 km away and can be reached in about 15 minutes by car.
The villa has a private swimming pool (size 10x4 m., depth 1,40 m. - open from 01st May to 30th September), fenced and totally safe for children.
It will be very pleasant to spend the cool summer evenings in the equipped gazebo in the garden, next to the kitchen on the ground floor. Family dinners, in front of a glass of good local red wine, barbecues and aperitifs in full relaxation.

Villa Cerretalta is in a wonderful position on a small hill surrounded by Brunello vineyards, within the national park of Val D'Orcia. The 7 bedroom, 6 bath property is set between the cities of Montalcino and San Quirico D'Orcia (both are about 10 km away), yet in few minutes you can reach the little town of Torrenieri (5 km) where you can find the nearest shops, supermarket and restaurants.
The owner occasionally uses the independent building nearby and whilst respecting your privacy will be at your disposal if you should need any help.
Cerretalta is completely surrounded by hedges and fences to guarantee total privacy. Nonetheless, you have a wonderful sight over the countryside.
Once you enter the gateway, there is a large courtyard plenty of tables and chairs at guests’ disposal as well as the brick barbeque. Across the court there is a lovely area with a big round stone table and matching benches sheltered from the sun by a pergola. Here there is also a second way out from the property, down a stone staircase and through a small iron gate.
There are two garden areas.
The first one is bordered by mature trees, should the guests enjoy a peaceful shady lawn, and it is situated next to a white travertine floored space with tables, chairs and parasol. This is the perfect location where you can have your meals, while taking in the beautiful view over the surrounding farmland.
From here, few stone steps lead to the second garden that is located near the poolside. A small gate possibly delimits the way so as to prevent little children from reaching the swimming-pool area without permission. Some fruit trees, flowers and shrubs brighten the place and there is also a gazebo with table and chairs. An extensive hedge marks the limits of the patch.

The beautiful panoramic swimming pool (size 5x10 m, depth 0.90-1.80 m - open from 01st May to 30th September) was built on a large green terrace, just a few metres from the house. In the completely enclosed garden, your children can play freely in absolute tranquillity in the shade of the olive trees and century-old trees, while you, by the side of the pool, can enjoy the sun while admiring the fantastic panorama of the valley below. Podere Bagnolo has two floors communicating via an external staircase. The main entrance on the ground floor leads into the living area with open-plan kitchen, dining and seating area (with ornamental fireplace). The floor is completed by two double bedrooms with direct access to the outside through French windows, both with private bathroom, one with hydromassage shower and the other with hydromassage tub. The external staircase on one side of the farmhouse leads up to the first floor with a living room with kitchenette, a double bedroom with ensuite bathroom with hydromassage shower and a double bedroom with ensuite bathroom with hydromassage tub.
Park:
The farmhouse stands within a farm estate that extends for about 135 hectares, consisting of agricultural land destined to livestock for grazing and for the production of dairy products. The 1000 sq m completely fenced-in park, for exclusive use of guests, consists of a beautiful large lawned garden, full of indigenous shrubs, olive trees, cypresses and flowering bushes. Next to the French window of the living room is the dining area, with a table, a barbecue and a big umbrella, just a few steps from the swimming pool. The complex, consisting of the main villa and an annex, has been built adapting to the hilly landform that characterizes the property. The main entrance of the villa, which has two floors both with direct external access, is located on the side next to the driveway. Three steps outside lead into the vast living area that occupies the entire ground floor, where the rooms are all connected. Starting from the sitting/TV room, arranged with pure white divans gathered around the antique fireplace and the large TV, which runs along the wide outside portico, we come to a further small sitting room with second fireplace and, from here, to the dining room which also faces out onto the garden with seating area. Also on the ground floor are the kitchen, accessed from the dining room, the laundry room and a guest bathroom. Usciano is an ancient village of medieval origin, located a few kilometres from the city of Arezzo. It is located on a panoramic position, perched on a high hill, surrounded by olive groves and green woods of oak and holm-oak. The stone farmhouse and its two small houses date back to 1851, when the small village was inhabited by woodcutters, farmers and chestnut growers, the atmosphere alone will immediately take you back to those times.

Borgo di Usciano can be reached by an unpaved road through the woods of about 1.5 km, which is well maintained and suitable for all types of cars.
Only 2.5 km away is the village of Palazzo del Pero where you will find a couple of restaurants and some shops.
Only 9 km away is the city of Arezzo and its monuments, shops for shopping enthusiasts, supermarkets, restaurants and all kinds of services. The dining room, with its large windows, offers not only a fantastic panorama but also the possibility of unforgettable dinners by the pool.

The property's location is ideal for relaxing in the Tuscan countryside, and at the same time it is also close to the most important historic cities such as Florence, Siena, San Gimignano, Volterra and the characteristic towns of the Chianti.
Access to the house is via an unpaved road in good condition.

Villa La Fragola es una estupenda propiedad (100 m2) con piscina privada, WiFi y aire condicionado. La propiedad puede acoger cómodamente seis personas en tres cuartos con dos baños. Villa La Fragola está situada (Italia), y sólo a 19 km de distancia desde Montepulciano. Si no quiere renunciar al golf durante sus vacaciones, tiene suerte! hay un club de golf cerca de esta propiedad.
Lo que te espera
La zona del jardín no está completamente vallada, de todos modos, la zona de la piscina está separada del resto del jardín por un seto (altura de unos 0,7 m) y una red de alambre. Hay una pequeña puerta que se puede cerrar con llave, para la seguridad de los niños pequeños.
Importante: El primer piso se accede solo a través de la escalera externa y no se comunica internamente con la planta baja.
Una habitación con acceso a través del jardín con ducha y vestuario para los huéspedes que deseen disfrutar de la piscina sin entrar en la casa.
Después de llegar encontrará una estupenda propiedad limpia y acogedora ideal para unas vacaciones relajadas en Toscana.
